Services include: SW Residential takes responsibility for meeting with tenants upon check-in where necessary. Additionally, we will assist tenants in a state of emergency (e.g. when locked out) as part of the package.
Regular Property Inspections
Services include: To check for damage, issues such as leaks and cracking and more.
Client Consultations & Recommendations
Services include: Reporting back to client on the above findings.
Services include: If post for previous tenant or Landlord gets delivered to the property address we will collect and forward onwards to UK or international address.
Property Personal Attendance
Services include: Meeting contractors on site so they are supervised. Meanwhile SW Residential will wait at the property for deliveries and installations.
Organising Inventory (Check-In & Check-Out)
Services include: SW Residential will ensure an accurate record of the property (incl. listing and photography) of all fixtures, fittings, and furniture are conducted. A standard of cleanliness is checked and monitored by an experienced inventory clerk at both the point of check-in and check-out.
Organising Insurance Claims
Services include: Insight of unseen circumstances (e.g. property damage), SW Residential will deal with buildings insurance, manage the relationship and provide quotations where necessary.
In addition, SW Residential has the capacity to recommend and manage relationships with trusted insurance brokers for content and building insurance, where necessary.
Guest Luxury Service (Food Requests)
Services include: Where necessary, SW Residential will wait at the property for client shopping. Alternatively, using us to purchase the goods is also an option.
Removals & Storage Arrangements
Services include: Organisation of moving/ removals services, with access to SW Residential’s removal partners. Additionally, our team will manage all storage arrangements, both long and short term.
Holding & Attending Annual General Meetings

Party Wall Disputes
Services include: Dealing with Party Award Disputes with a trusted Chartered surveyor in-house.
Chartered Accountant and Chartered Tax Advisor Services
Services include: SW Residential will recommend suggested partners who specialise in resident and non-resident landlord tax returns.
Booking & Attending Professional Photography
Services include: Arrangement and management of any photography services that may be needed for property marketing, inventories etc.
Staging For Presentation Services
Services include: SW Residential will advise a client on presentation options (e.g. CGI shots to show a furnished property vs. renting or buy furniture). The setup for staging is in safe hands also.
Swimming Pool Maintenance
Services include: Where necessary, SW Residential will organise bi-weekly swimming pool maintenance, and regular plant room servicing.
Garage Door Servicing & Maintenance
Services include: Servicing and organising upgrades and maintenance to keep in line with current safety standards.
